How to choose a construction cleaning contractor
The checks worth doing before you hire, including the two most people skip: confirming the phase scope in writing, and confirming who carries liability for damage to newly installed finishes.
Post-construction cleaning happens at the worst possible moment to get wrong. The finishes are new, the handover date is fixed, and damage done during the clean tends to be discovered by the client rather than by you.
Before you request quotes
- Decide which phases you actually need. A renovation with the trades long gone may only need a final clean. A new build usually needs all three.
- Measure the floor area you want cleaned, not the gross building area. Quotes are priced per square foot of cleaned space and the two numbers are rarely the same.
- Note any specialist surfaces already installed: natural stone, unsealed timber, powder-coated metal, architectural glass. These change both the method and the price.
- Check whether the site still has trades working. Cleaning around active trades costs more and often has to be redone.
When you compare quotes
- Confirm in writing which of the three phases the price covers. This is the single largest source of quote-to-quote variation.
- Confirm whether debris removal and haulage is included or billed separately. Published debris removal alone runs $300 to $1,000.
- Confirm whether the price includes windows, ducts and floor finishing, each of which is normally a separate line.
- Ask for the general liability certificate and check it names the correct site. Damage to installed finishes is the real exposure on this type of work.
- Ask for confirmation of workers compensation coverage if crews will be on site during other trades' hours.
- Ask how many crew and how many hours are budgeted. A price that is competitive because it assumes half the labor shows up as a failed handover inspection.

Association membership is a weak signal, but not a useless one
There is no federal licence for construction cleaning, and state requirements range from a general business licence to nothing at all. That makes association membership one of the few checkable signals available.
The Building Service Contractors Association International lists more than 2,000 member companies and runs a public company search. ISSA, the broader cleaning industry association, reports more than 10,500 members. Membership does not certify quality, but it confirms the company exists as a going concern and has traded long enough to join something.
